It seems there are v2 for the "Termination of Tenancy", the v1 is about freezing to death, but v2 seems is about hobo, how do we could trigger that?

To get this ending the landlord needs to find out about your bot. Once you are able to take her outside this will eventually happen and your rent will increase. Now just like the basic Termination of Tenancy ending you need to have not enough money to pay rent. Once rent day comes up you should notice different diologue and this should provide you 2 different ending depending on how you respond. In my playthrough I gave as much cash to the hobo as I could and saved him from the kids, however I do not know if this changes anything.
