First of all: You can't use (or need) potions for this fight. Keep selecting "Guard" until she looses her temper. Then selct "taunt". Then select "Grab her". Finally, push her into the tentacles. When she's in the tentacles, then you can use any potion you want on her.

With the sleeping girl, keep trying to grab the key until it says that she's going to wake up next time. Then choose wait and keep trying to get the key until it says that the girl's grip is to tight.
