find a water cooler, scroll mousewheel until you hold the lube, leftclick to fill it up, then find the mystery trader (pitch black rectangular hole in the wall, there's a table with a green highlight where you can place the lube once it's filled to exchange it for tokens)
play level 0, find a 'coffee machine'(?) with the Lube bottle, fill it, find the secret trader (should be a black board on the wall), excange it and then escape
You don't really need to escape actually, from what I tried you get the tokens as soon as you exchange the filled-up lube bottle. Cuz I got caught one time and still got them, and another time I triggered a sex scene and still got them afterwards
